In 2019, just 158 homes sold for $1 million or more across the Treasure Valley. By 2025, that number had skyrocketed to 1,204 — a nearly eight-fold increase in six years. Ada County alone recorded 1,002 luxury sales in 2025, a 30% jump from the prior year. Canyon County posted an equally impressive 37% increase, reaching 202 luxury transactions.

What Luxury Buyers Are Paying — And What They're Getting

In the first half of 2025, Treasure Valley luxury home sales ranged from $910,000 to $3,600,000, with a median price of $1,150,000. Compare that to the first half of 2020, when the luxury median was $710,200 — a gain of over 60% at the top of the market in just five years.

Eagle has emerged as the crown jewel of Treasure Valley luxury. In late 2024, Eagle set an all-time monthly record with a median sales price of $1,000,000. In Boise's ultra-luxury tier — the top 1% of sales — homes are trading above $1,920,350, with a median of $2,347,500. New construction luxury homes in this segment average just 18 days to contract.
